Ines Hegedus-Garcia is like a force of nature! After a false start with a realtor who was, in truth, a nice guy, I can’t tell you how much we felt like we had hit the jackpot after Ines agreed to become our Buyer’s Agent. Knowlegeable, motivated, personable, shrewd, funny, passionate about mid-century modern MiMO architecture, tech savvy, and with superb communication skills (something that, I feel, reveals a lot about a person’s attentiveness). There were so many times when I would say, “Wait ’til you SEE what Ines forwarded today!” You could not want a better ally. We were high-fiving over our good fortune. And talk about integrity. An agent’s commission is a direct percentage of the sale price. We were honest with Ines about the fact that, to us, the house we wanted would be worth $30,000 above its asking price. By the end, she had negotiated a price $10,000 LOWER than the asking price. Something else worth thinking about is the fact that the Seller’s Agent was from the same agency as Ines and Rick. It would be logical to worry about a conflict of interest; after all, what’s good for the Seller would be good for the agency and literally good for both agents. But Ines was relentless in looking our for our interest, challenging the Sellers on many things where she could have chosen not to bother and we would never have known the difference. We certainly knew from our communications that she was arranging, smoothing, and negotiating tons of things to make the deal happen. But I was impressed, also, by several occasions where we found out, in some oblique way, about other things she had going on (for our sake) above-and-beyond what we knew from the email communications with the Sellers and their Agent. I had several conversations with or emails from people (involved in the transaction in some peripheral way) that just confirmed what we already felt. People in the business who went out of their way to let us know that they found Ines’ engagement and professionalism exceptional. In their various ways they were saying, “I deal with home sales every day and you should know: you guys are very very lucky to have this woman in your corner.” Is it an advantage that with Rick and Ines you get top-notch realtors AND the benefit of their background (as an accountant and an architect, respectively)? Well, YEAH. You bet it is. How they have time to maintain their amazing web resource in addition to everything else I don’t know! Miamism.com is tremendously helpful (and fun) if you are investigating the Miami market. I know that Ines and Rick service a mix of properties. I can honestly say that, although ours was a mid-priced home, we neer felt like less than million dollar clients.

When I initially discussed listing my house with you, you indicted that you would take the path of using social media, internet advertising and other less conventional ideas in order to market the house to an international audience. Your plan worked perfectly! Within about a month, my house caught the eye of a potential French buyer who was in the process of searching for a second home in Miami. He was selling his business and needed time to conclude his home search. Because of your sustained efforts to remain in close contact with his realtor, a deal was finally reached. Thanks to your use of truly creative marketing and persistent communication with the potential buyer, all of his questions were answered in real time, and all of the materials and content about the home, location and area were provided instantaneously. The video that you not only conceived but also produced and directed was nothing short of brilliant. Using a drone to take aerial views of a boat docking at the house was a unique way to illustrate the lifestyle the house offered. What a great marketing tool! It was clear to both parties in this transaction that you were thoroughly familiar with the area. You had done an extraordinary amount of work and research in order to bring this house to market for the right price and ultimately you delivered the sale at a number incredibly close to the listing price. In addition to correctly and accurately describing, marketing and pricing the house, you remained involved with all of the details necessary to see the matter through conclusion. Your efforts clearly paid off: this sale set a Miami Shores record both in price and in price per square foot. I would recommend your services to anyone considering the sale of their property. It is truly difficult to write a glowing testimonial for Ines and Rick. Why? Well, finding words that are strong enough without sounding clichéd, overused, or trite necessitates an unabridged dictionary. So, we’ll err on the side of simplicity. They rock! From the first contact with Ines we were guided with care and compassion. The full story of our recent, successful purchase of a short sale condo in midtown Miami, while appropriate for the Halloween season upon us, is too long and harrowing to recount. However, throughout it all, Ines and Rick were there to keep us calm, encourage our patience, and close the gaps in our knowledge. For example, Ines’s clearly stating right up front that ‘short sales are long and tough, but if you’re patient…’ kept us focused and realistic. She never ‘sold’ anything to us, but rather let us buy. She never forced her perspective on us, but rather shared honest assessment and data for our consideration. She was professional, tireless, and real with us both face-to-face and long-distance. When tough economic reports in the news made us anxious, her insight and intelligence kept us balanced. The process took over five months…five months of little to no movement on the part of the seller’s bank, but not Ines. She moved! She was our advocate and communication link while the bank thought about the short sale, misplaced paperwork, thought some more, and passed our offer from level to level, operating as if heavily sedated. The only thing that made us stay with the short sale process, other than perhaps naivete, was the realistic hope that she continued to instill in us (and the desire for warm weather in the Winter, of course.) Completing the picture, Rick offered the detail, humor, and smarts that were needed to help us get the right mechanics moving. If the bank was going to slow this down, Rick and Ines ensured that we wouldn’t. So, while we’re not ones to gush, in rereading what we’ve written above about Ines and Rick, we realize it’s nearly a love letter. So be it. It’s deserved. If you have any choice in the team with whom you work on your real estate search or transaction, the choice is clear and absolute: Rick and Ines. Period.
