Between Two Chairs Podcast: Miamism, Mojitos and Marketing – Ines Hegedus-Garcia

Miamism, Mojitos, & Marketing: Ines Hegedus Garcia Dives Into Social Media Branding For CRE

With some notable exceptions, commercial real estate agents have been slower at jumping on social media than residential ones. That is a huge opportunity for cre agents to carve out an audience. Ines Hegedus Garcia was a very early adopter of social media and her Miamism brand has grown as a result of her work and authenticity. Join us as we dive into the do’s and dont’s of social media, great Instagram spots, and taking selfies in Miami.

There’s something ridiculously satisfying about watching two people you admire do something great—especially when they make it look effortless (even though we all know it’s anything but).

That’s how I feel about Jennifer Wollmann and Fernando Arencibia Jr., and their podcast Between Two Chairs. I mean, who else casually builds a top-tier commercial brokerage and launches a smart, hilarious, deeply valuable podcast like it’s no big deal?

They didn’t just “try podcasting” like it was a trendy side hustle. They committed. They built something intentional, with heart and brains and rhythm. From episode one, it was clear this was different. No fluff, no ego, no awkward pauses while someone Googles what “cap rate” means. Just real talk, incredible guests, and conversations that actually matter—especially if you care about commercial real estate in South Florida.

What blows me away is the consistency. The depth. The way they pull back the curtain on our industry without making it feel like a lecture. And the best part? They’re still having fun. You can hear it. They somehow manage to make things like zoning and CRE trends… entertaining. That should win them an award.

I’m genuinely so proud of both of them—not just for creating something impactful, but for doing it right. For using their voices (which happen to be unmatched, thank you very much) to elevate others, challenge norms, and keep the conversation real.

This isn’t just about the podcast though. It’s about watching two friends, two leaders, two total rockstars—bring their vision to life. It’s inspiring. It’s exciting. It’s also a little annoying how good they are at it. (Kidding. Sort of.)

So here’s to Between Two Chairs. Here’s to Jennifer and Fernando, who are just getting started. And here’s to the honor of calling them both friends—I don’t take that lightly.

Now go listen to the podcast. You’ll see what I mean. (and don’t forget to press “like” and subscribe!)

Podcast Episode Theme

Demystifying Instagram for Commercial Real Estate with guest Ines Hegedus-Garcia, EVP of Avanti Way Realty and founder of miamism.

Key Highlights

Instagram as a Branding Tool:

  • Ines explains how Instagram’s visual storytelling aligned naturally with her architectural background.
  • Despite initial lack of ROI, consistent, intentional posting evolved into real business opportunities.
  • She advises using Stories for day-to-day life and curating your grid to reflect brand, audience, and strategy.

Understanding Your Audience:

  • Instagram engagement shifts based on who is watching—for example, leadership roles brought more industry eyes.
  • Your content should evolve with your audience’s expectations and values.

Testing + Adapting:

  • Ines conducts A/B testing with posts and ads—sometimes images without people perform better for sales; others, like behind-the-scenes or leadership shots, perform best for engagement.

AI + Authenticity:

  • She uses AI (like ChatGPT) to speed up content creation but heavily edits to maintain her unique voice.
  • Authenticity is essential—automated or overly polished posts without personality fall flat.

Commercial Real Estate Opportunities:

  • Most CRE pros neglect social media, but Ines sees this as untapped potential.
  • Agents should identify the user and the investor for each property and market the lifestyle and experience—just like residential.

Platform Strategy:

  • Instagram is for visuals, LinkedIn for thought leadership/tech, and Twitter (X) for commercial deals and investor interaction.
  • Don’t syndicate the same content across platforms—customize your message to fit the tone and audience of each.

Social Media Best Practices:

  • Always be intentional—every post should have a purpose.
  • Engagement is more important than posting—be social on social media.
  • Start with one platform and do it well before expanding.
