• Lowest priced listing is unit 2004 for $715,000 (1 bedroom / 2 bathrooms)

The Paramount Bay Condo sold in April 2014 was residence 1903 which had been listed since August of 2013 and priced at $1,450,000.   The unit sold for $1,468,000 (higher than listing price which shows time on the market is irrelevant in today’s real estate seller’s market).  The residence is a 3 bedroom / 3 bathroom “03” line with 2,149 square feet of living space.  It belonged to a ny designer and was upgraded with high-end finishes, high-tech smart-home features including new kitchen, glass backsplash, quartz counters, Calacatta Gold marble island, RO water filter, Zucchetti bath fixtures, web-enabled home automation system and ADT security alarm system. (selling at $683/sq.ft.) Average price per square foot at Paramount Bay has been:

• March 2014 – $603
• February 2014 – $599
• January 2014 – $602
• 2013’s average for whole year = $596
