But when you really compare cities from an architect’s perspective, you see things the common eye doesn’t. Miami Shores was developed by the Shoreland Company in the early 1920’s and the Urban Planning was well thought out – from tree-lined streets, setbacks, sidewalks, service alleys, size of properties, etc. Miami Shores Code Enforcement also plays a vital role in keeping the city looking pristine at all times. This particular property is located East of Biscayne Boulevard one house away from The Miami Shores Board Walk with direct bay views. These are homes that sit on dry lots but benefit from Miami Waterfront Views, talk about an added bonus!

Although I totally love this home and its updates, I have to be realistic about the price. The highest sold home per square foot in Miami Shores this year went for $357/sq.ft, and it was a totally remodeled true waterfront home – which would place this home at $964,000. The next highest sale per square foot was $305 for a totally remodeled home on Grand Concourse, which would place this home at $823,500! OUCH!! This house has the potential for someone to walk in and fall totally head-over-heels in love with it and be willing to pay above market price – we have dealt with a few buyers that fit this category.
