There are currently 41 Miami Shores homes for sale: (2 less than last month)

• Highest priced listing is $1,999,999  (bay front home at 9879 NE 13 Av – pictured above)

• Lowest priced listing is $180,000 (260 NW 112 Ter)

• Pending Sales (Properties under contract): 47 (same as last month)

• Closed sales in April:  21 (6 more than last month)

The highest Miami Shores home sold in April was a canal-front, completely remodeled home originally listed in September of 2012 for $1,485,000 and selling for $1.3 Million – This home was located at 1360 NE 103 St and was the highest per square foot sale at $369/sf.  The second highest Miami Shores home sold in April was for the Colonial home at 1285 NE 95 St that had been listed for $899,000 in September of 2010, then for $925,000 in April of 2011 and then for $1,325,000 in October of 0f 2012 and finally selling for $1 Million (that’s $257/sf).

The lowest Miami Shores home sold in April was located at 162 NE 106 St – a regular sale for a 2 bedroom home originally listed for $269,000 in March of 2013 and selling for $265,000. ($227/sf)

The median sales price for Miami Shores Homes sold in April is $360,000 and the median list price is  $475,000 with an average price per square foot of $226 for the month of April.
