What Is Happening in the Miami Shores Real Estate Market?

The number I watch first is closed sale price per square foot, now $718.

Current sellers are asking an average of $732 per square foot, only about 2 percent above what buyers have recently paid. That is a relatively small spread between asking and closed price per square foot.

Average closed price is $1.5M, while homes currently for sale average $1.7M.

With 48 homes currently available and 156 sales over the past 12 months, Miami Shores has approximately 3.7 months of inventory. Supply remains relatively low, but buyers are still negotiating an average of 7 percent from the original asking price.

What Has Changed Since June?

Pricing is where the clearest change has occurred.

Closed price per square foot increased from $683 in June to $718 in October, an increase of about 5 percent. Average closed price also moved from $1.4M to $1.5M.

Even more interesting is the relationship between asking and selling prices. In June, active listings averaged $846 per square foot compared with $683 for closed sales, a 24 percent difference. Today, active listings are averaging $732 per square foot compared with $718 for closed sales, a difference of only about 2 percent.

Sales activity has remained consistent, with 156 homes closing during the current rolling 12-month period compared with 152 in June.

The October market shows higher closed pricing, steady sales activity, and a much smaller gap between what sellers are asking per square foot and what buyers have actually been willing to pay.

Is Miami Shores a Buyer’s or Seller’s Market?

Approximately 3.7 months of inventory gives sellers an advantage because buyers still have relatively limited choices.

But limited inventory does not mean sellers can ignore the market. Homes that sold during the past year closed an average of 7 percent below their original asking price.

The numbers point to a market that favors sellers on supply while still rewarding realistic pricing.

How Active Is the Miami Shores Housing Market?

There were 156 closed sales over the past 12 months among approximately 3,637 households, representing an annual turnover rate of about 4.3 percent.

That means roughly one in every 23 Miami Shores households changed hands during the period.

With 156 closed sales over the past 12 months, Miami Shores continues to show consistent transaction activity despite relatively limited inventory.

What Does Market Time Tell Us?

The homes that successfully sold during the past 12 months spent an average of 136 days on the market.

The homes currently for sale have already accumulated an average of 219 days and remain active.

Those are two different groups of properties, so the numbers should not be treated as a direct comparison of selling time. What they do tell us is that limited inventory alone is not enough to guarantee a quick sale.
