October 2010 Real Estate Market Report for Aventura Condos

There are currently 1419 Aventura condos for sale: (20 less than last month)

• Highest priced listing: $12,000,000 for a 5/6 at Porto Vita
• Lowest priced listing: $35,000 for a 1/1 short sale at Buckley Towers
• Pending sales: 285 (14 more than last month)
• Closed sales in October: 64 (8 less than last month)

The highest Aventura condo sale in the month of October was a foreclosure (just like in September)– This time also in William’s Island’s Bella Mare, but a 3 bedroom, 5 bathroom  condo, located at 6000 Island Blvd #2708.  This residence was listed for $1,519,900 and sold for $1,350,000, and featured Marble flooring on site that needed to be installed, 3,709 square feet of living space, Intracoastal water views and Williams Island amenities. The lowest Aventura condo sale in October was a Hamptons West Condo Cabana with 180 square feet of living space,  located at 20281 E Country Club Drive #CAB17.  “Buyer must have unit in Hamptons to own this cabana” – listed for $25,000 and selling for $22,000. This month’s Aventura condo feature will be for the second highest sale which was at The 2000 Building in William’s Island.  The 2-story penthouse with over 3,300 square feet and 3 bedrooms/3.5 bathrooms, was listed for $1,750,000 and sold for $1,275,000.  The building is pictured above.

The 2000 Building of William’s Island is located at 2000 Island Boulevard, in Aventura with ocean, Intracoastal and city views.  It’s a 32 story tower built in 1995 with 284 residences.  Amenities include:  bellman service, 24-hour drive-up valet service, 24-hour full service security staff, on-site management company, heated pool & Jacuzzi with a pool attendant, towels, umbrellas & chaise lounge chairs, low level storage bins for each residence, bicycle storage, function/Party Room with full kitchen available to all residents, card room, library, teen room, and media room equipped with a big screen TV. There is one condo-units under contract and 12 total sales this year.  Only 2 of the 12 sales and none of the 22 active listings are distressed sales. There were 13 sales in this building in 2009 and 10 sales in 2008.  The average price per square foot in 2008 was $232, then it decreased to $202 in 2009 and is now up to $220 in 2010 and we have not even finished the year.  The 2000 Building has affordable condo units perfect for pied-à-terres.  William’s Island offers perfect life-style for second home owners who want peace and tranquility with amenities when they are here, as well as peace of mind while they are away.
