There were 17 Miami Beach homes sold in the month of April of 2010, ranging from $3.5 Million to $200,000 for a Short Sale in Normandy Island. Seven of the 17 sales were properties over a million dollars. Also 7 of the 17 were distressed sales (5 short sales and 2 bank owned foreclosures). Maybe there’s something in the number 7 – is there a Numerologist in the house?
Next month should show higher numbers as well, since the months of May and June are historically the hottest in the Miami Beach real estate market.
There was a tie for first place with 2 sales at $3.5 million.

This Miami Beach luxury home had been originally listed for $6,499,999 in May of 2006. (For those that may not know Realtor number speak, 9’s mean the price is firm – ironic how it ended up selling for almost half the price they intended). The home was reduced a few times and was finally placed under contract in March and closing at the end of April. The home certainly has charm and a fabulous view, but was not updated at all. Now this is a home that makes you look twice with the typical revered Mediterranean Revival style, but built new in 2001 (according to the MLS). Tied at first place with 2324 N Bay Road for the 2 highest Miami Beach Home sales in April 2010. The original house was sold for $3.3 million in March of 2004 and I’m guessing was totally gutted and remodeled. It’s history showing a $5.5 Million listing in 2008 with several price reductions.
