  • Highest priced listing is $3,999,000 $3,795,000 for the bay front home at 1300 NE 94 St (has been listed since December 2013)
  • Lowest priced listing is $249,000 for the home at 190 NW 103 St. (small 2/1 with 837 SF)
  • Pending Sales (Properties under contract): 37 (compared to 33 in April)
  • Median Sales Price in May: $529,000 (compared to $479,500 in April)
  • Closed sales in May: 11 (compared to 10 in April)

  • 825 NE 91 Te – 3 bedrooms / 2 bathrooms, 2,300 SF on 14,000 SF lot – Listed for $615,000 in October of 2014, with several price reductions and selling for $480,000 ($209/SF)
  • 65 NW 107 St – 3 bedrooms / 3 bathrooms, 2,200 SF on 9,150 SF lot – Listed for $649,000 in June of 2015, with several price reductions and selling for $500,000 ($227/SF)

The monthly fluctuation of price per square foot should not scare you.  Always keep your eye on the big picture, in this case the average price per square foot in 2015, which was $264.  Fluctuations only let you know how each month performed and as long as we are close to that 2015 number and we are seeing an increase, it means the Miami Shores Real Estate Market remains strong.
