Surfside Real Estate Market Report

There are currently  19  Surfside homes for sale (3 less than last month):

  • Highest priced listing: $5,000,000 (waterfront fixer upper at 1332 Biscaya Dr)
  • Lowest priced listing: $565,000 (9057 Carlyle Av)
  • Pending Sales: 8 (2 more than last month)
  • Closed sales in June: 4 (same as previous month)

The 4 Surfside homes sold in June were the following:

  • 9249 Emerson Av – 3 bedrooms / 2 bathrooms, 2,210 sq.ft. of living space, 5,600 sq.ft. lot and built in 1995 – originally listed for $750,000 in March of 2014, then raised to $759,000 in December of 2014 and sold for $725,000 ($328/sq.ft.)
  • 9041 Dickens Av – 3 bedrooms / 2 bathrooms, 1,690 sq.ft. of living space, 5,600 sq.ft. lot and built in 1952 – listed for $699,000 in March of 2015 and sold for $499,000 ($295/sq.ft.)
  • 8843 Carlyle Av – 3 bedrooms / 2 bathrooms, 1,523 sq.ft. of living space, 5,600 sq.ft. lot and built in 1940 – listed for $639,000 in May 2015 and sold for $600,000 in June ($394/sq.ft.)
  • 700 Surfside Bl – 2 bedrooms / 2 bathrooms, 1,938 sq.ft. of living space, 5,625 sq.ft. lot and built in 1947 – listed for $575,900 in May and sold for $575,900 in June ($297/sq.ft.)

The average selling price per square foot for Surfside homes in June, although dropping to $328, is not a representation of the market as a whole.  The average price per square foot in Surfside, in the first half of the year, comes in at $334, which is higher than 2014’s average of $324. Here are previous month’s averages which show a slight fluctuation:

  • May $355
  • April $347
  • March $363
  • February $316
  • January $321

Surfside is Miami Shores’ parallel market.  Although both cities have their own pros and cons, their real estate markets behave similarly.  Inventory in Surfside, meaning homes on the market for sale, is in an all-time low and the demand is for larger homes in the 4+ bedroom range.  Some sellers think this is their cue to over price, but buyers are savvy and will not overpay, unless the size and features are there.
